Portfolio - June 2018

It has been a while since I blogged. My time has been taken up by wedding preparation + mostly the World Cup (I have been watching almost every 8/10pm matches). Nope, I did not bet on any of the matches, just enjoying the game and drama every 4 years. Hahahaha. On a side note, it will be < 100 days to our wedding! Like those days when the students would countdown to PSLE/O-level.

Our portfolio decrease by -0.19% to $333,410 - $11,544.89 of capital injection and $12,190.54 of capital loss.

We bought 1,000 units of STI ETF when the market was down and bought 1,000 units of Lion-Philip S-REIT ETF as part of our new strategy - New Singapore Budget, New REIT Strategy!

I blogged about Frasers Logistics & Industrial Trust Preferential Offering previously. I had 800 rights, oversubscribed for it and was given 1,400 more.


Capitaland was doing share buy-back since 4 June at $3.5X and we thought we managed to undercut them at $3.33 until we got undercut by the market. lol. Technically, the fundamentals are still the same and only the market price has changed/declined.

On a side note, the STI has fallen more than 10% since the high of 3,600+ on 2nd May 2018 for whatever reasons - Trump's tweet, trade war, flattening yield curve, etc. No idea what is going to happen in the near-term but there will always be opportunities if you dare. Hahahaha.

Portfolio - May 2018

It was another roller coaster month but life goes on! CZM and I are preparing our wedding invitation cards, about 4 more months to our big day! Our portfolio decrease by -0.59% to $334,055 - $9,252.77 of capital injection and $11,218.72 of capital loss.

It seems like we lost and bought a lot this month. A total dividend of $2,683.38 was paid in May and we merely reinvested/redeployed the dividends into the market. In fact, apart from Lion-Philip S-REIT ETF which was a planned purchase as part of our new strategy - New Singapore Budget, New REIT Strategy!, the other purchases were either a surprise or an opportunity in our opinion.

I blogged about the Keppel DC REIT Private Placement and we were allocated 3,000 units (out of 8,000 units) from the placement. We bought more of Capitaland and Singtel when the market went down. It is interesting to note that both companies have been/are performing share buyback recently. You can refer to this - Why Would A Company Buyback Its Own Shares? by Investopedia to understand the significance of share buyback.

Singtel is pretty interesting and I am writing a separate article for it. If you read the news or the financial statement, at one glance, you will see that FY 2018 was a record year in terms of net profit and earnings and you are wondering why the price is dropping lower and lower. However, if you were to remove the divestment gain from Netlink Trust, one will see that hidden beneath those record net profit/earnings is actually a declining business/revenue. Why did we still buy the share then? Keep a lookout for the next post :)

Portfolio - April 2018 + What is Ezion W230416?

Happy Labour Day everyone! This week will be a very short week for those people that took Monday off :) Our portfolio increase by 4.01% to $336,021 - $7,767.24 of capital injection and $5,180.91 of capital gain.

I blogged about it last week - Ezion - Bleeding Stopped! In short, I am really glad that I sold it off on day 1. My total capital was $6,167.70 and I manage to get back $2,222.26 after ~ 4 years. I lost in total $3,939.30 including commisions which translate to a total loss of -63.9% and an annualized loss of -37.9%!

We bought 1,000 units of STI ETF when the market was throwing a tantrum early April and bought 1,000 units of Lion-Philip S-REIT ETF as part of our new strategy - New Singapore Budget, New REIT Strategy!

I blogged about the possibility of using leverage to increase our return - Leverage - A Double-Edged Sword. The initial plan was to use it to purchase a relatively stable stock giving 5% dividend, use the dividend to pay off the cost of borrowing/interest at 3% and earn the difference. That relatively stable stock is Parkway Life REIT. Having said that, we have yet to use any leverage because we still have money "idling" in our bank account.


Using the above illustration, it makes sense for us to "borrow" from ourselves (KPO Expense Fund) instead of borrowing from the bank. I know it may sound complicated/illogical to some of you but that is how we are managing our money. You can read more about it here - Managing Finances As A Couple.

Last but not least, there is Ezion W230416. As much as I would like to get rid of Ezion totally, it continues to haunt me. So what is W230416? It is a warrant/baby share which allows the shareholder to convert the warrant/baby share into the actual share/mother share before the specified expiry time at the specified conversion price. There are many reasons why a company would issue warrants but I will not get into that.


As you can see, Ezion issued 3 warrants for every 5 shares, the exercise price is $0.2487 and the expiry date is 5 years later on 2023-04-16 (derived from the warrant name). I had 9,900 shares before it was suspended so I was allocated 5,940 warrants (9,900 / 5 x 3) for being a loyal shareholder who did not sell the shares from 8th August 2017 to 16th April 2018. You can refer to this for more information.


Unfortunately, this warrant is not listed and cannot be traded/transferred unlike W200424 which is listed as BSHW with an exercise price of $0.50. Based on the current price of $0.121, both warrants are useless/worthless now because no one in the right mind will pay more to exercise/convert them to actual shares. Having said that, W230416 could be a sign that the management is confident that Ezion's business will recover and the share price will be higher than $0.2487 by 2023. However, existing shareholders do be prepared to be "diluted" in the event when Ezion's share price rise above these 2 exercise price (although I highly doubt that it will happen).

Portfolio - March 2018

Our portfolio increase by 2.70% to $323,073 - $10,401.71 of capital injection and $1,914.81 of capital reduction.


Today is another bloodshed, the value of our portfolio decrease by >$5k in a single day. Are we worried? No :) Let me share an old but gold article by the Motley Fool - How You Can Reduce Your Chances Of Making Losses In The Stock Market. Make a guess?


Have a long investing horizon! It seems that some of our readers/friends/colleagues have been demoralized by the market. Numbers do not lie! The probability of losing money in 1 day is almost equivalent to a coin toss. However, based on historical data, there is a 0% chance of losing money if you stay invested in STI for 20 years (1992 to 2016). Just think about why the insurance companies/banks love to sell you long endowment/ILP, it is easy money for them because they just have to share a small return with you while you provide them with the capital!

I hardly sell stocks but I made the decisions to liquidate these two and redeploy the money because I believe Tuan Sing will be a better investment.


Asian Pay TV Trust was a "legacy" investment. It was one of the stock which I purchased simply because the dividend yield was high when I first started buying stock in 2014. I was eventually punished as the dividend was unsustainable and the price fell accordingly when the dividend was cut. Fortunately, the dividends collected over the years was sufficient to cover for the capital loss and I ended up with an annualized return of 7.1% after ~4 years.


I bought OKP last year and blogged about it here - StockResearchAsia Strikes Again - OKP Holdings Ltd. The future is slightly unclear for OKP so I have decided to let it go at a loss in order to invest in a better future/stock - Tuan Sing. The annualized return is -10.2%.

Sysma was brought to my attention by StockResearchAsia. It is currently trading at a discount to its NTA (Net Tangible Assets) with a significant cash! The problem is that it has extremely low volume and wide bid-ask price.

As for the rest, I have blogged about them individually and decided to average down given the weakness in share price.

Portfolio Update - February 2018

Our portfolio decrease by 0.95% to $314,586 - $7,789.56 of capital injection and $10,810.46 of  capital reduction.

The month ended better than expected, it was definitely much worst before CNY - Red Red Market for Chinese New Year!

Sheng Siong has been one of CZM all-time favorite stock as it is defensive in nature. Regardless of how the economy is doing, we still need food and daily necessities to survive. We last bought Sheng Siong in August 2017 and that was around the time Amazon entered our market. It is evident that the increased competition online did not have much of an impact in Sheng Siong FY 2017 result with EPS increasing by 11.3%! The older generations are still more resistant towards getting grocery online (they think it is not fresh). Having said that, the lack of an online presence is a concern as we have seen how technology has disrupted what used to be a solid cash business such as SPH and Comfort Delgro. Let's see how it goes.

We bought some way overdue STI ETF during the dip/correction. The last time we bought it was in September 2017 @ $3.27 and before that was March 2017 @ $3.14. As you can see, we are not buying it every quarter despite it being one of our goals. It is difficult to DCA without a proper system because when you see the price going higher, you will not want to pay more for the same stuff. You will wait and see/hope that the price drops slightly...

The Singapore Budget 2018 was announced this month and while everyone is talking about the increase in GST, we prefer to talk about the tax transparency that was extended to REIT ETF - New Singapore Budget, New REIT Strategy! With that, we will be making another attempt to do DCA in Lion-Philip S-REIT ETF on a monthly basis.

First REIT had a DRIP (Dividend Re-Investment Plan) where investors can choose to take the cash dividends or take the shares at a discounted rate of $1.3656 (not so much of a discount if we look at it now). The cons of participating in DRIP is that you will almost always end up with odd lots but one can reinvest the dividends efficiently without commission.

Portfolio Update - January 2018

Our portfolio increase by 7.24% to $317,607 - $11,017.22 of capital injection and $10,431.30 of  capital growth.

The year started with a BANG and within the first week, our portfolio crossed the next 100k milestone to $300,000.

KPO and CZM Sold Transaction - Soildbuild REIT

Soilbuild Business Space REIT was one of our biggest holdings with 30,000 units. It has been hit with a series of unfortunate events, one after another. Apart from the 2 defaults, the latest bad news is that their property has been revalued down. Based on the latest 4QFY17 results, NAV decreases from $0.72 to $0.64 which meant that it is trading at a premium. DPU decreases by 6.2% YoY even though NPI increases. We are no longer willing to take the risk of capital loss, lower DPU, and uncertainties. Hence, we decided to sell half of it. Selling it before XD means giving up $0.01383 of dividends but we are expecting the price to drop below $0.69 after XD and it sure did.

I have blogged about ThaiBev and Ascendas H-Trust separately. Do refer to those articles for more information. We purchased Geo Energy October last year and decided to buy more for the same reason. We bought Wilmar because it is one of the stock that did not/yet to run up in the bullish market, it is currently trading at PE ~10-11+ which is significantly lower than the others (e.g. Olam). We believe that there is definitely room for capital gain while waiting patiently and collecting ~2% of dividends.

Portfolio Update - December 2017

Our portfolio increase by 5.35% to $296,159 - $10,344.29 of capital injection and $4,692.21 of  capital growth/reduction. The last few days of 2017 brought our portfolio value closer to the $300,000 mark! You can refer to Portfolio Performance in 2017 for more information on the performance for the whole year :)

I did a write up on APAC Realty previously. In short, looking at its PE and our entry price, the stock was worth more than when it first IPO-ed at $0.66. At the point of writing this article, it is currently trading at $0.89 :)

Portfolio Update - November 2017

Our portfolio shrank by -1.86% to $281,122 - $3,434.19 of capital injection and -$8,761.19 of  capital growth/reduction. We enjoyed a $9,925.66 of capital growth in October 2017 and that has disappeared faster than expected. In short, the decrease is due to the property stocks retracing back to the previous level.

- MindChamps (5,000 units) @ $0.9


I blogged about MindChamps in the previous article - What's Harder than BTO? IPO. Our initial plan was to hold it for the long term but due to a change in government policy, we decided to put a stop loss and the stop loss was eventually triggered. It was still a decent profit for about 5 days - $104.11 (+2.4%) and an annualized return of +454.5%!

We decided to buy more Capitaland when the majority of the property stock price decreases last month. Capitaland is the largest local developer in terms of market capitalization  (GLP will be delisted soon) and it is well positioned for more growth by expanding into other countries instead of bidding aggressively/en bloc for land in Singapore.

Portfolio Update - October 2017

Our portfolio grew by 6.76% to $286,449 - $8,217.65 of capital injection and around $9,925.66 of capital growth! I got to say the whole of October has been a really good month for property, construction and REIT stocks which form majority of our portfolio :)

Saizen REIT was one of our first investment in REIT and we have been holding on to it for about 3 years. I was hoping the reverse takeover would happen but it did not. The huge loss in P&L is because when it got bought over, it distributed its capital in the form of dividends last year. Overall, we made an absolute +39.9% from it and an annualized return of +12.4%.


I was just blogging about Sing Holdings last month that it should trade nearer to its peers PB and it came faster than I expected! It was sold as the trailing stop loss I set got triggered. Fortunately, the price was near what I had in mind and there was a better opportunity (Singtel). Overall, we made an absolute +18.4% and an annualized return of +514.6% for holding 34 days. lol.


I have always wanted to sell Wee Hur because it is not my kind of stocks (not an asset play or a dividend stock). I bought it years back when I was blindly following people in the forum without analyzing the fundamentals myself (I did not know how to do it then). The opportunity came this month when the price shot up too and I sold it on the same day as Sing Holdings for Singtel. Overall, we made an absolute loss of -16% and an annualized loss of -5.8%.


Croesus Retail Trust is another stock that got delisted this month as it was bought over at a premium to its NAV (similar to Saizen). Japan stocks are my lucky star. lol. Overall, we made an absolute +57.8% from it and an annualized return of +20.6% after holding for about 2.5 years.

- Geo Energy (18,000 units) @ $0.27
- Capitaland Mall Trust (4,000 units) @ $2.02
- Capitaland Commercial Trust (2,000 units) @ $1.643
- Singtel (1,000 units) @ $3.68

In short, Geo Energy is a stock with crazy growth potential and many many years of coal to mine. lol. I will not even try to tell you how to value it because I know I cannot do a better job than these people:

We were pretty interested in the Lion-Phillip S-REIT ETF but eventually decided to buy the underlying. Hence, we bought the top 2 REITs in the ETF. I made a mistake with Capitaland Commercial Trust Rights too. You can refer to these articles if you have yet to read them:

As mentioned above, there was an opportunity to buy Singtel. Given the limited capital and the timely stop loss of Sing Holdings, I went on to liquidate Wee Hur and top up another $200+. Why Singtel?

Their business is so diversified that the 4th telco has limited impact. Furthermore, a 4+% dividend yield for a blue chip with the potential for capital growth is extremely attractive!
